Why It Works

The three-phase launch isn't a marketing idea.
It's the Compass platform.

Private Exclusive, Coming Soon and Concierge are Compass programs, running on the Compass agent network. That machinery is what makes everything below possible — and in coastal Orange County, it's the network your buyer is most likely already inside.

Coastal Orange County and California figures are as published by Compass in its agent marketing materials. Information has not been verified by broker or MLS and should be independently reviewed and verified. Listings represent a compilation from various brokerage firms and may or may not have been listed or sold by the office/agent presenting the information. See notes 11 and 12 below.

The Compass 3-Phased Marketing Strategy

Your home only launches once.
We rehearse it three times.

Most agents list on the MLS on day one and let the market decide. We run your home through three deliberate phases — testing price, gathering real buyer feedback, and building demand — before a single day on market is ever recorded.

Phase One — Off-Market

Test the price without spending your first impression.

Your home is shown quietly to the Compass agent network and their qualified buyers. No MLS. No Zillow. No public price history. If the number is wrong, we find out from real buyers — not from a stale listing.

  • Exposure to the Compass network of agents and their serious buyers
  • Photos and floorplans stay inside the trusted network
  • Private showings scheduled entirely around your life
  • Zero days on market and zero price-drop history accrued
  • Perfect cover while Concierge improvements are still underway

Phase Two — Building Demand

Anticipation is an asset. We build it before you list.

Your home goes live on Compass.com — and only Compass.com — ahead of the broader market. Buyers and their agents can see it, save it, and start circling, while your listing still shows no days on market and no price history.

  • Live on Compass.com before the MLS and third-party portals
  • Still no accumulated days on market or price-drop record
  • Engagement data tells us what's working before we commit
  • Time to finish staging, photography, and video assets
  • Builds a waiting list so day one of public launch is loud
Staged great room with ocean light, prepared for a Coming Soon launch
Phase Three — Maximum Exposure

Go public with a price the market already validated.

Now the full campaign fires: MLS, every major portal, luxury syndication, paid social, email to the buyer list we've been building for weeks, and broker outreach. You arrive at day one with demand already stacked — not hoping for it.

  • MLS plus full third-party portal syndication
  • Professional photography, aerial, video and floorplan package
  • Targeted digital campaign to coastal OC and feeder markets
  • Broker outreach across South County luxury networks
  • Offer strategy and negotiation handled start to close

Where I Sell

Three markets. Three different buyers.

Pricing a Lantern District bungalow like a Riviera bluff home is how sellers leave money on the table. Here's how each market actually behaves.

Dana Point harbor and headlands from the air

Dana Point

From the Lantern District to Monarch Beach, Ritz Cove and The Strand — the harbor rebuild has reset buyer expectations here. Views, walkability and gate access drive the spread between two otherwise identical homes.

  • Ocean and harbor view premiums vary block to block — the comp has to match the view, not just the square footage
  • Gated enclaves (Ritz Cove, The Strand, Monarch Beach) draw a different, often out-of-area buyer
  • Strong Private Exclusive market — many of these owners genuinely don't want a public listing
San Clemente pier and coastline from the air

San Clemente

Talega, Sea Summit, the Riviera, Southwest and the pier bowl are effectively five different markets in one zip code. Buyer pools barely overlap — and pricing one like the other costs real money.

  • Master-planned Talega trades on floor plan and lot; coastal SC trades on view and proximity to the trail
  • Mello-Roos and HOA structure materially affect what buyers will pay — it belongs in the pricing conversation
  • Strong move-up and relocation demand keeps well-prepped homes moving quickly
Laguna Beach cove and hillside homes above the water

Laguna Beach

Laguna is the least comparable market in South County — architecture, lot shape, view corridor and access make every property close to one-of-one. That's exactly where a quiet, feedback-driven launch earns its keep.

  • Thin comp sets mean the right price is discovered through buyer response, not a spreadsheet alone
  • Village, North Laguna, Emerald Bay and the coves each carry their own buyer profile
  • Discretion is often non-negotiable — Private Exclusive is frequently the right first move

Marketing & Targeting

Most buyers aren’t looking yet.
We go find them anyway.

Anyone can put a home on the MLS and wait for the people already searching. The offers that move a number come from somewhere else — the person who wasn’t shopping this month but would move for the right house. Reaching them takes paid placement, real targeting, and a way to prove it worked.

Every listing starts with a professional shoot. We choose the method to match the house: blended-exposure HDR where natural light is good, or a lit, multi-flash approach when we need true colour and real detail in the windows. Twilight exteriors are shot and light-painted when the house earns it. This is the first impression, and it decides how many people click.

Shot on gimbals, sliders and drones, then cut to suit the property — a slow walkthrough for a home that rewards patience, a faster edit for one that reads on energy. The video is not decoration; it runs as a YouTube ad, which means buyers see the home on a phone, a tablet, and the television in their living room.

The listing goes to Zillow, Redfin, Realtor.com and hundreds of downstream sites, with the description, features and location written properly rather than auto-filled. This is table stakes — every agent does it. It is what happens on top of it that separates outcomes.

A 30-day paid flight places your home on premium news and lifestyle sites — the pages people already read — plus targeted social. The point is not the people already searching Zillow every night. It is the person who is not looking yet but would move for the right house.

Custom brochures, property flyers and neighbourhood mailers. In coastal Orange County a meaningful share of buyers come from within a few miles, and the neighbour who knows someone is still one of the most reliable sources of a strong offer.

Compass has an in-house media team that pitches property stories to local and national publications. Not every home has a story worth telling — when yours does, we use it.

The Compass agent network, direct broker outreach across South County, and the buyer list built during Coming Soon. Phase 1 of the launch runs entirely on this.

Through Compass’s BARNES relationship and ListGlobally, coastal listings reach international luxury buyers and up to 100 overseas property portals. Relevant more often than people expect on a Laguna or Dana Point view property.

What sits behind your listing

Over $1 billion invested in technology

Compass has put more than $1 billion into its technology platform, including Compass One — an all-in-one client dashboard that keeps you connected to your agent at every step, so you can see exactly where your sale stands without having to ask.

A 37,000+ agent network

That network is the reason Phase 1 works. A Private Exclusive doesn't sit in a drawer — it goes in front of agents nationwide who already have the prospects ready to buy, before your home has a public price history.

“I gave Patrick a wish list of the things that I wanted to accomplish from what was NOT going to be a traditional sale and he met every single item on my wish list before we officially hit the MLS. I am deeply indebted to Patrick for his hard work, dedication and his ability to accomplish what I thought was going to be an impossible task.”

“Pat was so helpful right from the beginning. He worked together with us to find the right price to list our home, as well as educated us as to the reasons why we should do so. His analysis goes far beyond the past sales comparables. He understands buyers and is abreast of current market demand and where it is heading through continual research.”

“Patrick worked diligently to get the advertisements out on many sites and reached out to numerous real estate agents. His diligence and hard work made things so much easier for the process and he was extremely patient with us with all of our questions… He also has some great connections with people for staging, inspectors, and a large knowledge base for home sales and issues that may come up.”

Straight Answers

Seller questions I get every week

Doesn't going off-market first mean fewer buyers and a lower price?
It's a fair concern, and it's the right question to ask. The point of Phase 1 isn't to sell off-market — it's to test the price with real buyers before your listing has a public record. If the feedback says we're priced right, we move to Coming Soon and then public with confidence. If a strong buyer shows up early at your number, you get the option. You're never locked in, and every phase still ends in full public exposure unless you choose otherwise.
What does Compass Concierge actually cost me?
There is zero due until closing. You pay when your home sells, when you terminate the listing agreement, or 12 months from your Concierge start date — whichever happens first. Funds are provided by Notable Finance, LLC, and credit approval is required. Depending on the state, fees or interest may apply. I'll walk you through the exact terms in writing before you commit to anything.
How do you decide what prep work is worth doing?
By price band and by buyer. In a $1.4M San Clemente tract home, paint, flooring, landscaping and staging almost always return more than they cost. In a $6M Laguna view property, the buyer is often planning their own remodel and a new kitchen is money burned. I'll tell you when the answer is "do nothing but clean it and stage it" — that's frequently the highest-return advice I can give.
What's the difference between Private Exclusive and Coming Soon?
A Private Exclusive is not publicly visible at all — it's shared inside the Compass agent network, with photos and floorplans staying within that network. A Coming Soon listing is publicly visible on Compass.com, but it's not yet on the MLS or third-party portals, so it still doesn't accrue days on market or price-drop history. Private Exclusive is about discretion and price testing; Coming Soon is about building demand right before launch.
Do days on market really matter that much?
Yes — buyers and their agents read them as a signal. A home with 90 days on market and two price reductions invites a lower offer before anyone has walked through the door. The three-phase approach exists specifically so that the public-facing clock starts on a price we've already validated, which is the entire mechanism behind the pre-marketing performance data.
Will you tell me if now isn't the right time to sell?
Yes. I'd rather lose a listing than take one that shouldn't be on the market. Sometimes the right answer is to wait a season, finish a permit, or rent it for a year. You'll get my honest read, and if it's "not yet," I'll tell you what would need to change.
